Construction on the new R200 million Tshakhuma Mall (originally Tshakhuma Corner) in Limpopo is nearing completion, with the centre expected to open in October 2023.
The 11,500-square-metre mall was announced in late 2022 as part of the McCormick Property Developer portfolio. The MPD group has been behind a host of “rural retail” developments of the past year, which has catered to the booming demand for retail in remote areas.
While retailers in metropoles have struggled in the harsh economic environment in South Africa, smaller retail centres bring brands and popular franchises to regions that often have little to no access to them.
The build is the last major retail development in the pipeline for McCormick for 2023, but the group has two more retail centres in the pipeline for 2024, including the 13,000 square metre Mehlareng Mall, and the 12,500 square metre Leeuwfontein Crossing – both in Limpopo. A smaller retail centre, Bungeni Mall, has been pushed back.
Tshakhuma Mall will be an enclosed single-level development with ample parking. The building takes water and electricity challenges into account – both solar and wastewater management initiatives were included from the initial planning stages of the project.
“The mall has been designed with two prominent entrances which are softened by climbing greenery,” said Louis Pretorius, partner at MDS Architecture. “These feature cladding and prominent signage punctuated by pops of bright colour in order to create a border around each entrance.”
Some of the tenants of the new development include Shoprite, Capitec Bank, Standard Bank, seven of the Foschini Group’s stores, five stores from Pepkor Holdings and four stores from the Mr Price Group.
