United Properties Corp., an East Meadow-based real estate investment firm, purchased the 8,460-square-foot building on .56 acres at 2031-2045 Hempstead Turnpike in East Meadow for $3.2 million. The two-store property is fully occupied by tenants Mattress Firm and HiSun LED. Michael Gronenthal of Douglas Elliman Commercial represented the buyer, while the seller, Manheim Realty, was self-represented in the sales transaction.

737 Merrick Ave., Westbury
Jericho-based Beechwood Organization purchased the 12,107-square-foot retail building on 2.5 acres at 737 Merrick Ave. in Westbury for $11 million. The property is net-leased to Buffalo Wild Wings, which has about 9 years remaining on its lease. Beechwood, which also owns another restaurant property next door to the Buffalo Wild Wings, may consider the site for a future redevelopment project. In September, the company opened The Selby, a $125 million, 237-unit luxury apartment building at 695 Merrick Ave., located just south of the two restaurant properties. Guy Canzoneri of Berkshire Hathaway Commercial Services and Clem Cote of Sovereign Realty Group represented the buyer, as well as the seller, Questus Capital, in the sales transaction.

2035 Ocean Ave., Ronkonkoma
Wholesale Fence of Long Island leased a 7,700-square-foot industrial building at 2035 Ocean Ave. in Ronkonkoma. Ralph Perna and Anthony Filipelli of Schacker Realty represented the tenant, as well as the landlord, Francis & John F. Hodskins, in the lease transaction.

PRNK1 LLC, an entity owned by a Long Island-based real estate investor, purchased the 88,000-square-foot Smith Grove Shopping Center on 8.58 acres at 111-145 Alexander Ave. in Lake Grove for $42.2 million. The property is anchored by an ALDI grocery store and is 95 percent occupied. It was built in 1972 by the Bregman family, which has owned the shopping center for the last 50 years. Raj Whadwa of Global Realty Services USA represented the buyer, while Jeremy Isaacs and Jon Winzelberg of RIPCO Real Estate represented the seller, Condan Enterprises LLC, in the sales transaction.

601 Cantiague Rock Road, Westbury
Nomax, a third-party logistics warehousing firm, signed a three-year lease for a 100,759-square-foot industrial building on 4.5 acres at 601 Cantiague Rock Road in Westbury. Nomax had previously leased the property, formerly occupied by Rubie’s Costume Company, on a short-term basis. Jeffrey Schwartzberg and Jason Miller of Premier Commercial Real Estate represented the tenant, while Bobby Schliessman of MHM Realty represented the landlord, Richmond Associates, in the lease transaction.

3501 Merrick Road, Seaford
AJD Venture Holdings Group, an event planning firm, leased 2,850 square feet of commercial space at 3501 Merrick Road in Seaford. Michael Berndt of Paramount Property Group represented the tenant, while Derek Weinberger of Keller Williams represented the landlord, MGD Investments, in the lease transaction.

2583 Merrick Road, Bellmore
Cover Girl Fashion, an apparel retailer, leased 1,800 square feet of retail space at 2583 Merrick Road in Bellmore. Cover Girl also has a store in Long Beach. Larry Weinberger and Derek Weinberger served as in-house representatives for landlord MGD Investments and also represented the tenant in the lease transaction.

765 Route 25A, Miller Place
Classy Canines, a dog grooming business, leased 850 square feet of retail space at 765 Route 25A in Miller Place. Giuseppe Gregorio of NY Space Finders represented the tenant, as well as the landlord, Main Properties JM LLC, in the lease transaction.
