Go-ahead for cattle shed to become holiday let

Applicants named as Mr and Mrs Barclay in council papers have been given planning permission to convert the building at Middleton, near King’s Lynn.

In a business plan submitted with the application, they state: “With its surrounding picturesque towns and villages, it is believed that the proposed accommodation is well positioned to offer visitors to the area the perfect base to relax and explore from.

“Local facilities with shop and post office are located less than one mile away with many other local food and shopping services available within a five‐mile radius.”

It adds the three-bed property, off Station Road, will have its own private garden and full disabled access.

Conversion work will cost £180,000. The business plan says the couple’s initial target is to let the property for 20 weeks of the year, increasing to 32.

It adds: “Anticipated payback for the initial investment based on similar surrounding holiday let prices of between £1,200 to £2,500 per week suggest full payback could easily be achieved within a six‐to‐eight‐year period of operation assuming the trend for holidaying in the UK continues to grow.”
