With approximately 100 property listings, Global Real Estate Advisors, Inc. is the most active commercial brokerage firm in Lake, Geauga and Ashtabula counties.
Founded in 2007, Global is comprised of six licensees — two broker-level licensees and four sales licensees — and a marketing director, all of whom are full time and focus strictly on commercial real estate – anything other than single-family residential properties.
As the company continues to grow, so did the need for a new location for its headquarters.
Due to the amount of activity in the area, a centralized site in Lake County made the most sense, according to Global Vice President David Sigg, and in March, it opened its new doors at 8680 Tyler Blvd. in Mentor.
“While our previous location had served Global well for many years, we had outgrown the space and the timing worked well with respect to the availability of this property,” Sigg said. “While as a company, we work throughout Northeast Ohio, we perform a disproportionate amount of transaction services and consulting work within Lake County and we are centrally located within the county.
:Our firm has close to 100 years of commercial real estate transaction experience within Lake County and is the most active commercial brokerage in the county.”
Sigg said the new headquarters was particularly necessary after the pandemic subsided as it was important for the Global brokers to get back to the office, and it also allows for expanding the staff.
“While many real estate brokerages, residential as well as commercial, have had many brokers continue to work from home after ‘sheltering-in-place’ during the pandemic, we all returned to the office and Global’s new headquarters gives us the space to add brokers and given our proximity to a notable landmark such as the Mentor Post Office, provides visibility and even gravitas of the company within the business community,” Sigg said.
Neil Sawicki, owner and broker of Global Real Estate Advisors, is a member of the Society of Industrial and Office Realtors, and Sigg, also a broker, has held a CCIM, Certified Commercial Investment Member, designation since 2008. Each utilizes their respective designations’ international member networks.
Notable transactions in the area that Global Real Estate Advisors has been involved with include selling land for development at the I-90/state Route 528 interchange which attracted Love’s Travel Center, Meyers RV and Great Lakes Power.
The firm also worked with the village of North Perry and Leppo Rents in the latter’s acquisition of the former Crandall Ford/South Shore Controls property, selling the former Omega Sea facility on Bacon Road in Painesville and working with The Cleveland Clinic in locating a site for its new Primary Care Clinic in Chardon.
Additionally, Global represents The Cleveland Clinic in the disposition of five properties of development land in Lake County and one in Cuyahoga County.
Sigg said much of Global’s success can be attributed to the ability to navigate obstacles that are natural when closing a large commercial real estate deal.
“Experience is important because many transactions do not close uneventfully or without guidance,” Sigg said. “And oversight and transactions frequently require working with a firm which has the knowledge, ability and commitment to navigate the parties over unpredictable obstacles that despite the best planning, inevitably occur.
“As an owner-operated local company, Global is nimble and able to move quickly and respond to market changes and dynamics. Additionally, we do not own properties that compete with our clients.”
Sigg said the firm remains aggressive in its approach to put prospective tenants into commercial listings.
“Just about every brokerage can (and does) install a sign in front of a property and adds information to a commercial multiple listing service,” Sigg said. “Global actively searches for tenants, purchasers and properties by literal and physical ‘door-knock’ cold calls, focused mailings and prospecting.”
