Empty site plagued by drug use set for major transformation

An empty site plagued by anti-social behaviour in Derby is set for major redevelopment. Derby City Council is considering a proposal for The Knoll on the corner of Stenson Road and Village Street.

There was previously a residential home for disabled adults on the site, which was closed and demolished over ten years ago. It has been unoccupied since then.



The council says the land is surrounded by mature trees and is “heavily overgrown”. It adds the area has recently been used for fly-tipping, drug use and anti-social behaviour causing issues for neighbouring residents.

But all that could be set to change as new plans are set to be revealed for up to 18 council homes to be built on the brownfield land. The proposed scheme is for two 1-bedroom homes, eight 2-bedroom houses, two 3-bedroom houses and six 4-bedroom properties.

The plans appear to be at a developed stage after pre-application engagement was carried out by the city council. In a report, the council said “no fundamental issues have been raised” during the consultation exercise.

At a cabinet meeting on Wednesday (April 12) leading councillors agreed to enter into all contracts and agreements necessary to deliver the scheme within the approved budget. Financial details of the scheme were heard in the meeting’s confidential session.
